The following residential small projects are available for same day plan review:

Accessory Buildings
-
Accessory buildings larger than 12’-0” x 12’-0” but not larger than 400 ft/2.
- Provide floor plan to scale exhibiting joist size and span.
- Residential Code allows support on a wood foundation per section R101.2.1.
- Exhibit corner tie down method.

Accessory Building over 400 ft/2
- Provide floor plan to scale exhibiting and girder joist size and span.
- Provide footing and foundation detail.
- Exhibit door and window type and size.
- Note that accessory buildings over 400 ft/2 to meet the framing, footing and fountain
   requirements of the applicable Residential Building Code.

Garages: Detached or Attached
- Provide floor plan to scale exhibiting all rooms or spaces with means of egress.
- Exhibit footing, foundation and slab detail.
- Exhibit wall and roof framing and joist material type and size.
- Exhibit door and window type and size.
- Exhibit fire barrier separation type and size if garage is attached.
- Provide engineering seal on any engineering material type such as LVL’s and/or trusses.

Additions or Unfinished Room Renovations
- Provide floor plan to scale exhibiting all rooms and spaces.
- Exhibit footing, foundation and framing material type and size.
- Exhibit all door and window type and size.
- Note that most all bedroom windows require emergency egress size.
- Provide engineering seal on any engineering material such as LVL’s and/or trusses.

Decks and Covered Porches
- Decks and Covered Porches shall meet the Appendix M of the Residential Code.
- Provide floor plan to scale exhibiting footing, post, girder, joist type, size and span.
- Provide handrail, guardrail and picket type and spacing.
- Provide method of attachment from post to girder/beam and deck band to house band.
- Exhibit method and type of flashing between house and deck band.
- Provide engineering seal on any engineering material such as LVL’s and/or trusses.

Residential Photovoltaic PV Solar System
- All PV systems must comply with NFPA 70 “National Electrical Code” and with Article 690
  and 705 as applicable.
- All PV equipment must comply with the requirements of and be labeled under the
   Underwriters Laboratories or Third Party approved listing agency for Inverters, Convertors, Combiners, Controllers, service equipment and Interconnection System Equipment.
- PV may be served with either a Bilateral or Net Metering Utility connection.
- Submitted plans for review shall include an electrical riser diagram exhibiting all devices,
   equipment, conductor type and size, overcurrent protection, grounding and bonding
   type and size.
- Submit specification and installation instructions for all equipment and devices.
- Engineering shall be submitted to include roof load analysis and attachment method.
- Roof access shall be made available for the inspector complying with OSHA requirements.
   If roof access is not available, then engineering shall include that all roof work attachment
   and installation meet the plans, specification and the North Carolina State Electrical Code.
- All labels shall be installed at the time of inspection.

Additional Notes

Applicants submitting for residential same day plan review must also submit the following to Chatham County Central Permitting:

  • Permit application completed listing all applicable contractors

  • Zoning approval from Chatham County or Town of Pittsboro Planning departments if applicable

  • Chatham County Environmental Health Department approval if applicable

  • Notarized contractor verification affidavit form for subcontractors listed on the permit app

  • Certificate of insurance for active worker’s compensation insurance coverage from the general or an exemption if worker’s compensation coverage is not carried

  • Other items may require before permit issuance
