The Chatham County Subdivision Regulations defines Major Subdivisions as all subdivisions not classified as minor subdivisions, including but not limited to subdivisions of six (6) or more lots, or any size subdivision requiring any new street, the creation of public improvements, or the request for a variance. Major subdivisions are reviewed by the Planning Board and approved by the Board of Commissioners.
There are four steps in the review process for major subdivisions:
Staff recommends that applicants attend a Pre-Application meeting prior to beginning a major subdivision. Pre-application meetings provide an opportunity for applicants to meet informally with permitting staff to discuss the County's permitting processes for land development. Meetings are not required, but are offered in an effort to make the permitting process as seamless as possible and provide feedback on preliminary proposals prior to document and application submittal.
